David DiPetro

David DiPetro represents a new generation of luxury real estate brokerage in Metro Denver, combining proven production, modern marketing, data-driven strategy, and the perspective of an active real estate investor and developer. With more than $200 million in career sales, $170 million closed in the last four years, and a ranking among the top 0.05% of Metro Denver real estate brokers, David has established himself as a go-to advisor for luxury real estate across the region. Perhaps most telling, some of his strongest years have come during Denver’s recent market contraction, including $45 million closed in 2025. When the market became harder, his business accelerated.

At the center of David’s business is trust. He believes the higher the stakes, the more important it becomes to have an advisor who will tell you the truth, protect your interests, and value the relationship beyond the transaction. David is direct when he needs to be, honest when the answer is not the easy one, and never interested in recommending a decision simply because it gets a deal done. His clients know where he stands, know that their interests come first, and know the relationship does not end at the closing table. In a business built around significant financial and personal decisions, David believes that kind of trust is not a luxury. It is the foundation.

A Denver native, David has spent his entire professional career in real estate. His experience spans Metro Denver’s most desirable communities and property types, from luxury estates and gated golf communities to high-end condominiums, architecturally distinctive homes, and exceptional residences. His market knowledge extends across Cherry Hills Village, Greenwood Village, Castle Pines, Castle Rock, Hilltop, Washington Park, Belcaro, Denver’s urban luxury market, Boulder, and the foothills. Rather than being defined by one ZIP code, David’s focus is the upper end of the Metro Denver market and the clients who expect a higher level of execution within it.

David approaches residential real estate with the analytical mindset of a commercial broker. Pricing begins with data. Marketing begins with understanding the buyer. Negotiation begins with understanding leverage. He believes significant properties deserve more than beautiful photography and an MLS listing. Every home has a competitive position, a specific buyer profile, and a story that needs to be communicated with intention.

That approach has made expired and previously unsold luxury properties an important part of David’s business. When a significant home fails to sell, he does not automatically see a property problem. He looks for a strategy problem. Pricing, presentation, positioning, buyer targeting, marketing, and negotiation all matter. His job is to determine where the previous approach broke down and rebuild the strategy around what the market is actually telling him.

His perspective extends beyond brokerage. As an active real estate investor and developer, David puts his own capital to work acquiring and repositioning luxury properties. He has firsthand experience with extensive renovations, construction decisions, architecture, design, and resale positioning. That gives him a developer’s eye when evaluating real estate and a deeper understanding of where value can actually be created.

For sellers, that perspective influences everything from preparing a property for market to determining which improvements are worth making before a sale. For buyers, it means looking beyond finishes and asking better questions about architecture, construction quality, renovation potential, location, and long-term value. David is not simply evaluating what a property is today. He is constantly considering what it could be and how the market will ultimately value it.

His connection to Metro Denver is personal. David grew up here, built his career here, and understands that luxury across the region cannot be defined by one neighborhood or one style of home. It can be a private estate in Cherry Hills Village, a golf course residence in Castle Pines, an established property in Greenwood Village, a distinctive home in one of Denver’s premier neighborhoods, or a luxury condominium in the city. Different properties. Different buyers. Different strategies.

A former Division I athlete, David brings a competitive mindset to his work that has never left him. He is comfortable under pressure, direct in negotiations, and relentless about preparation and execution. That mentality has become particularly valuable in difficult markets, where pricing, positioning, patience, and negotiation matter considerably more than they do when everything is selling.

Outside of real estate, David is a lifelong Denver sports fan who still has a strong competitive side. Hockey has always been his true passion, and he continues to play today. He has a genuine appreciation for the finer things in life, including cars, architecture, fashion, tailored suits, golf, and great dining. But some of his favorite nights are also the simplest ones, spending time at home or hanging out with his closest family and friends. He is competitive, particular about quality, loyal to the people around him, and genuinely enjoys the life he has built in Colorado.

David believes the next generation of luxury real estate will be defined by brokers who can combine relationships with analytics, marketing with substance, and local knowledge with a genuine understanding of value. His record has been built on exactly that combination, and his strongest production during a more difficult market has only reinforced it.

For clients buying or selling exceptional real estate across Metro Denver, David’s role is straightforward: know the market, tell the truth, build the right strategy, and execute when it matters.
