Not every deal follows a script.
In a recent transaction I handled, a plumbing issue popped up during inspection. The bigger problem? The buyer couldn’t secure homeowner’s insurance until it was fixed—and without insurance, their loan couldn’t close.
The solution:
We worked out an agreement where the buyer was allowed to make the repair before closing—at their own expense. With a carefully drafted addendum (outlining access, repair scope, and liability waivers), the work got done, photos were submitted, and insurance was approved.
