Here’s a little strategy I’ve picked up over the years: I like to submit offers on Tuesdays.
It’s not a hard-and-fast rule, but here’s the thinking—
Most homes are listed midweek to build momentum for weekend showings. By Sunday or Monday, the flurry of activity has usually settled. If a seller hasn’t received a solid offer by then, Tuesday can feel… quiet. And in real estate, quiet can spark doubt.
That’s when we step in.
A well-timed Tuesday offer lands just as expectations are adjusting—and it comes with a built-in advantage: the Florida contract defaults to a 48-hour response window. So if we submit Tuesday, the seller really can’t afford to wait until the next weekend to “see what happens.” There’s a clock ticking.
Bonus: midweek showings are less crowded, which means faster access and often quicker responses from the listing side.
Of course, this doesn’t work in every situation, but when the timing is right, it can create just the leverage we need.
